Ryder & Dutton is an independent firm of Chartered Surveyors and Estate Agents which was established in Deansgate, Manchester, in 1919. In post-war years, the firm has not only expanded its office base, but has also established a number of specialist departments to meet the requirements of constantly changing legislation and the need for a high degree of technical knowledge.
The practice is controlled by its Directors, who are Chartered Surveyors which is the recognised professional institution dealing with land and buildings or members of the National Association of Estate Agents. The present Directors have both the experience and expertise necessary to advise on any property matter, and its clientele are assured of a completely independent approach where our philosophy has always been "our client comes first".
We have a wide client base, which ranges from major insurance companies, banks, building societies, trusts, public limited companies and individual clients, all of whom are assured of a personal service on all instructions, no matter how large or small. Although most of our instructions are concentrated in the North West, our specialist departments are frequently involved in giving advice on properties throughout the United Kingdom.

Commercial & Industrial Valuers and Agents
Providing advice on shops, offices, business premises, factories and specialist users such as nursing homes and medical practices.
In this sector the practice has a wide ranging client base from the private individual to financial institutions and public limited companies.
Development Surveyors
For more than sixty years the practice has specialised in advising developers and builders on residential and commercial projects. Valuation and agency services are provided to local authorities, financial institutions, housing associations and other public bodies.
Clients have been advised on town centre shopping developments, the division of large industrial complexes into industrial estates, the conversion of multi-storey industrial mill premises into both commercial and residential uses, mixed development of residential, commercial and light industrial properties and the assembly of a variety of different sites for development.
The valuation advice offered in this context is for feasibility reports, funding and taxation. The department works in close conjunction with project architects, engineers and funders.
Estate Management, Rating & Compensation Surveyors
The estate management section has experience in dealing with multi-storey office blocks, industrial estates and small shopping centres in and around the Greater Manchester area. In addition, there is an expanding residential management section. The client base is varied from private individuals to large companies.
Historic Buildings & Conservation Surveyors
This highly specialised department provides a building surveying and valuation, feasibility and funding package for listed buildings and properties in conservation areas. It is also responsible for the management of a charitable trust formed specifically to restore listed buildings and to generate grants and assistance from English Heritage and the National Lottery.
Properties recently advised upon include 14th Century timber framed halls, redundant abbey buildings, 16th Century farm buildings, Victorian and Edwardian swimming baths, a 19th Century railway station and an ancient monument for conversion into offices in Greater Manchester.
The department covers the whole of the country and is currently and is currently dealing with projects in Fareham, London, Manchester, the Midlands, central Lancashire, Liverpool and East Yorkshire.
Residential Valuations & Sales
The practice enjoys a substantial market share in the areas where it has its offices. The residential valuation practice caters for structural surveys, home buyers reports and normal valuations and is instructed by all the major building societies, joint stock banks, other mortgage lenders and an extensive private clientele.
As a multi-disciplined practice there have been projects upon which every department has been consulted, and where clients have found it considerably beneficial rather than dealing with advisers who have specialised but single disciplines.
