Planning approved for new hotel and apartment blocks in Rochdale town centre

Date published: 09 April 2021

Plans to build 242 apartments and a 146-bed hotel in Rochdale town centre were approved by Rochdale Council's planning and licencing committee yesterday (8 April).

The detailed application includes proposals for a seven-storey hotel which has been confirmed will be a Hampton by Hilton hotel. Part of the world-famous Hilton brand, the franchise operates 2,660 properties in 31 countries and territories around the globe.

The site will also feature two nine-storey blocks of one and two-bedroom apartments. The new homes would offer ‘city centre’ style living at ‘affordable rents’.

The approval also includes circa 44,014 sq ft of office space but this part of the scheme will only be built out if an occupier is secured.

The development is adjacent to the Rochdale Riverside complex and includes the site where Baillie Street health centre stood and the former site of the Pentagon Vauxhall dealership alongside John Street.

The scheme is part of a joint venture between Genr8 Developments and Kajima, in collaboration with Rochdale Development Agency and Rochdale Council.

Preparation work began at the site in October, with contractors Willmott Dixon getting the area ready for redevelopment.

The £50m mixed-use scheme will be delivered in a joint venture between Genr8 Developments and Kajima, in partnership with Rochdale Borough Council and Rochdale Development Agency.

Mike Smith from Genr8 Developments said: “This is another significant step-forward in the wider regeneration of Rochdale. We are really pleased with the planning approval and look forward to kickstarting this exciting scheme.

“This scheme will deliver high quality hospitality, living and working space in a sustainable, thriving, and eclectic neighbourhood. Having a major brand such as Hilton as part of the development at this stage is extremely exciting.”

Graham Dodd, Managing Director, Development, UK & Ireland Hilton said: “Rochdale’s growing importance as a regional business and leisure hub makes it a fitting location to introduce Hampton by Hilton – a brand that is now present in more than 2,660 locations worldwide. We’re pleased to be working with Genr8 Developments once again and look forward to welcoming guests in Rochdale.”

The scheme will sit next to the Rochdale Riverside retail and leisure development, which opened in April 2020. The development features a mix of well-known national brands and independents, including M&S, River Island, H&M, Reel Cinema, Puttstars mini golf and Bean Coffee.
