Planning application to build houses on former Oddfellows Arms site submitted

A planning application to build 13 new terraced houses at the former site of the Oddfellows Arms pub at 78 Peel Lane in Heywood has been submitted by Q Developments Ltd.

The proposal would see nine two bedroom houses built, measuring around 78 metres squared in area. The remaining four houses would have three bedrooms and two bathrooms covering an area of approximately 104 metres squared. The total site measures approximately 0.32 hectares.

One house will benefit from a garage, whilst 20 off-street parking spaces would be provided for all 13 homes, including disability spaces. 13 cycle spaces would be provided.

Full wheelchair access to the ground floor would be ensured by following the Code for Sustainable Homes criteria.

The proposed terrace would replicate materials used already in existing houses in the area, including slates or tiles with eaves and gable barrage boards. Windows and doors will be painted timber or aluminium fitted with double glazed units.

Access to the properties would be via a newly created access road from Peel Lane. Existing pedestrian routes, road layouts, public transport and other local services would be unaffected by the development.

Proposals to build properties on the site have been put forward since 2003 when an application to build 15 houses was submitted. This was amended to 13 houses in 2009 and a replacement proposal submitted in 2013.
