RBH sets out plans for new social homes at ‘eyesore’ former ‘Smithybridge’ pub

Date published: 10 May 2021

Proposals for new social housing at the ‘eyesore’ site of the former Smithybridge pub are being developed by Rochdale Boroughwide Housing (RBH).

RBH is working with partners Triangle Architects and Armstrong Projects to develop proposals to build 14 new apartments on the site of the former pub, which has been derelict for a number of years.

Planning to transform the site into a Co-op store had been submitted in 2017, but no progress has been made.

Designed to be in keeping with the local area, the RBH plans would create 14 new one and two bedroom apartments, over 2 storeys, all for affordable rent; rents of up to 80 per cent of market rent which registered providers of social housing can charge for certain residential properties.

The new homes would be close to Smithy Bridge railway station and in easy reach of local facilities.

Clare Tostevin, RBH Director of Growth, said: "We're really excited to work on these plans to bring this abandoned site back into use. We know that there is a shortage of affordable housing in the wider Littleborough area and this is a great opportunity to create high quality new homes in a sustainable location."

A planning application to Rochdale Borough Council will be submitted soon, but in the meantime, the RBH development team is keen to hear from the local community about the plans. Queries and comments can be sent to development.team@rbh.org.uk by 21 May 2021.
